OTHER THINGS TO NOTE

TIMES
🕓 Check in anytime after 4pm. Checkout by 10am.
⏰ Early check-in or late checkout: available with advance notice when no other guests check in or out that day. 25% of that night’s rate for up to 3 hours, 50% beyond that.

THE CONDOS
🪜 One flight of stairs down from the parking area to the walkout level, which opens onto the patios. No elevator. If stairs are hard for anyone in your group, plan for that.
👂 Multi-level building with full-time residents too. You may hear footsteps from the units above.
🛌 Top bunks have a 150-pound weight limit. Bunks are for kids 14 and under.
🐜 Ground-level condos that back up to woods, so insects and wildlife come with the setting. The property is professionally treated.
🔇 Quiet hours are 10pm to 6am.
🚭 No smoking or vaping inside. If you smoke, stay at least 25 feet from the building and dispose of butts properly.
⚡ All-electric condos with no gas appliances, so there is no carbon monoxide alarm. Smoke alarms, fire extinguishers and first aid kits provided.
💡 Power outages are rare but happen. We’ll pass along restoration updates from the utility company.

🐾 No pets
🧴 Starter supplies: toilet paper, paper towels, shampoo, conditioner, body soap, dishwashing supplies, laundry detergent and dryer sheets. Longer stays or bigger groups may need more.

POOL
💦 The community pool is open Memorial Day to Labor Day and run by the COA. It may close on Tuesdays for maintenance, or for weather. If it’s closed, try Moonshine Beach or the Branson AquaPlex.

PAPERWORK
📝 Property insurance requires a rental agreement before arrival.
🪪 Primary renter must be 25 or older, stay with the group the whole time, and provide a government-issued photo ID.
🛡️ We highly recommend travel insurance for illness, severe weather, travel delays or other events beyond anyone’s control.

SECURITY
📷 A Ring doorbell camera is outside each condo entrance. No cameras inside either condo or in any private guest area.

USE OF PROPERTY
🏠 For vacation and leisure stays only. No commercial equipment, construction materials, work trailers, or heavily soiled work clothing or footwear inside. Unusual cleaning or damage beyond normal residential use is charged to the responsible guest.
